Timeframe : Strong commercial progress has been made at Unity over the past few years. Following completion of the 'Unity Way' Link Road; in 2021 the partnership announced the sale of a 79-acre plot of land on its Unity 'Connect' zone to a major retailer for a new 800,000 sq. ft distribution centre. That sale facilitated the installation of all off-plot infrastructure to fully service the 'Connect' zone, including a new Primary Estate Road and significant sustainable drainage infrastruture to benefit all other plots on 'Connect.
This was followed in 2022 by the forward sale of almost 1,000,000 sq. ft. of new speculative distribution space with two units delivered and a third receiving detailed planning consent. Planning has also been granted for Unity Park, which will provide 24 acres of designated industrial space.





Overview
This is an exciting opportunity for investors and developers to be involved with a major regeneration and infrastructure project close to the rapidly growing Northern town of Doncaster, which is renowned for its logistics expertise and transport links. The project is committed to providing green infrastructure, networks, spaces and places for the purposes of maintaining its ecological assets and habitats and has the potential to be one of the most advanced carbon-capture and storage facilities in Europe, with associated education and research facilities.
City of Doncaster Council administers planning applications for this development, located within the South Yorkshire Mayoral Combined Authority and within the Northern Powerhouse.
Following completion of the development, UnityYorkshire will provide over 3,000 new homes in a broad range of settings and styles, a new town centre, offline marina, school and transport hub. There are over 85 hectares (210 acres) dedicated to a variety of new commercial uses.
