Sheffield City Council are looking for a high density/city centre focused developer to acquire the site and develop it for a housing led development scheme comprising an element of ground floor retail/commercial space together with some potential undercroft parking.

The site is in a 0% affordable housing area and £0/m² Community Infrastucture Levy (CIL) contribution area for residential accommodation. The CIL charge rate for student accommodation is £30/m². Most of the site is in flood zone with high probability of flooding. All uses would have to pass the sequential test and submit a robust Flood Risk Assessment with a planning application. Residential and other vulnerable uses should be above ground floor level and must pass the exception test. A sustainable urban drainage system scheme will be required.

A Transport Statement will also be required for a planning application and a Travel Plan will be discussed at planning pre-application stage.
