The site is broadly rectangular in shape, extending to 0.18ha (0.44 acres). Bounded by Allen Street, Cross Smithfield and Smithfield, the site was previously occupied by a manufacturing facility which has been demolished to slab level. The site has been backfilled and compacted with demolition materials and graded to street level.

There is a substation on the site which would need to be retained or relocated as part of any future redevelopment.

A range of future uses are considered suitable for the site but residential redevelopment would be preferred with active ground floor uses. The Council's preference would be for PRS, BTR or units for private sale. The Council is also particularly interested in innovative and attractive buildings that are energy efficient and encourages the use of carbon-saving solutions.
